What Changed in July?
The average sales price decreased from $1,096,466 in June to $1,053,000 in July, a month-over-month change of approximately 3.96%.
This does not mean every La Verne property declined by 3.96%. June included a sale as high as $3,250,000, so the different mix of properties sold affected the monthly average.
July Market Activity
The average property spent approximately 57 days on the market. One sale accumulated 210 market days, which increased the overall average; the median market time was approximately 39 days.
Collectively, homes sold for approximately 98.86% of their final asking prices. Eight of the 10 properties sold at or below their final list prices.
What Does This Mean for Homeowners?
Buyers remain active in La Verne, but they are carefully comparing price, condition, upgrades and location. Homes that begin with an aggressive asking price may experience longer marketing times and additional negotiation.
